Building Information Modelling (BIM)

BIM has fundamentally redefined the way projects are delivered within the construction industry by integrating multidisciplinary data and making this available centrally, enabling real-time collaboration and informed decision-making. We recognised early on that BIM represented a significant change in the industry and as early adopters we have been proactive in incorporating it into our design process to enhance our ability to meet our clients’ needs. Our team have now been working in/with BIM for over 10 years, with over 20 projects undertaken this year alone throughout the UK, where BIM Level 2 has been central to the design process.

By using BIM and the common data environment (CDE) to provide a single source of intelligent data, these projects were delivered more efficiently and effectively than traditional methods would allow. Our building services engineers used BIM to establish and assess the relationships between different building services, allowing us to embed sustainability in our designs and ultimately deliver low energy solutions. Upon completion, we were able to hand over data-rich building models to the client, compliant with PAS 1192 and with all relevant CoBIE data. Provision of this information supports clients in the ongoing operation and maintenance of their building, generating cost savings throughout the life cycle of their mechanical & electrical (M+E) building services systems.

With this in mind, we ensure that all our engineers are familiar with the relevant software, standards and working methods necessary to allow BIM to continue to be a fundamental part of our design process.

Building Information Modelling (BIM)

Sustainable Design

We are committed to developing sustainable design solutions for the built environment and have considerable experience in the implementation of sustainable engineering services and low & zero carbon technologies for a wide range of buildings. Our focus is on producing designs that minimise both environmental impact and energy use, without impacting upon the health, wellbeing and comfort of building users or the functionality of each space. Developing sustainable designs requires detailed building analysis through the use of dedicated thermal modelling software and our building service engineers and low carbon consultants utilise the IES Virtual Environment to establish overall building energy performance via dynamic simulation methods.

A thermal model is created from the proposed architectural plans, elevations and sections, incorporating detailed construction information such as plant efficiencies, window openings and U values related to the building envelope. To enable an accurate thermal simulation to be produced, historical weather data and information related to building occupancy and usage are input by our engineers. Details of proposed heating, cooling, ventilation and lighting strategies are also included before the simulation is run and results are obtained. Simulation modelling enables our engineers to assess all aspects of thermal performance, energy consumption and carbon emissions by analysing how building services interface with one another. Our approach also enables alternative studies of natural ventilation, comfort analysis, solar shading and daylighting factors to be undertaken when required.

IES Virtual Environment software helps to assess building CO 2 emissions and inform measures to maintain compliance with current UK Building Regulations (Section 6 or Part L). Once target emission levels are established, the thermal model can be modified to include energy-saving measures/renewable technologies to help further reduce CO 2 levels and improve the building’s energy rating, evidenced by Energy Performance Certificates (EPC) and Display Energy Certificates (DEC).

Sustainable Design

SAP Calculations & EPC’s

Over the last 60 years we have gained considerable experience in the design of mechanical & electrical (M+E) services installations for residential accommodation projects, including social housing developments for various Local Authorities and Housing Associations, as well as private houses and flats.

As part of the design process our engineers undertake SAP calculations to demonstrate compliance with current building standards. These calculations look not only at the thermal transmittance of the proposed structures but also at thermal bridging and construction detailing which can have a significant impact on the energy efficiency of each property. All SAP calculations and EPCs are generated by one of our approved energy assessors using Elmhurst Energy Software, which is independently checked and approved by the Government and compliant with current regulations.

As well as meeting and often exceeding current building standards, many of our clients are looking to achieve increased levels of sustainability as part of their new development. The current sustainability standard our clients typically require is ‘Silver Active’, with elements of the ‘Gold Active’ standard achieved on several projects. On completion of each residential project we reassess the energy performance of the properties based on actual construction details and issue EPCs and Sustainability Labels for each individual property.
