Asbestos Surveying

It is a legal requirement to have an asbestos survey carried out on any property you own or occupy and ensure the details are recorded accurately on the Asbestos Register. If asbestos is present then a detailed plan must be prepared to identify how any ACM’s (Asbestos Containing Materials) are going to be monitored and controlled. The survey should be in accordance with current legislation and there are two types of survey: Management Survey and Refurbishment & Demolition Survey. The management survey is the standard survey and is used to locate any suspect ACM’s within the building and to determine their current position and identify if they could potentially be disturbed or damaged during normal day-to-day living conditions by the inhabitants. The Refurbishment & Demolition Survey needs to be carried out before any refurbishment or demolition work is carried out to safely locate and identify any possible ACM’s in the area where refurbishment/demolition will take place. Management Surveys are more commonplace for owners and occupiers of non-domestic buildings. Refurbishment & Demolition surveys are more likely to be carried out and used by builders and property development companies to ensure any work they are going to carry out is safe and free from any potential ACM’s.
