Electrical Compliance Programmes

Each and every employer has a duty of care to maintain electrical equipment in a safe condition and suitable for use. MSL offer services to ensure compliance with a range of regulations including:

  • Portable Appliance Testing
    Includes testing, labelling, test reports, equipment register and certificates. Any minor faults found during inspection can be repaired on site and re- tested to ensure compliance.
  • Five year fixed wire testing
    Single site and multi site testing can be carried out on all electrical circuits with full reports and certificates provided.
Electrical Compliance Programmes

Gas Compliance

All employers must comply with the requirements of the Gas Safety Regulations (Installation and Use) 1998.

  • Gas CP12 Certification
    All appliances, installation pipework and flues are inspected and a safety record provided.

Fire and Security Compliance

Water Legionella Testing

It is legislation (L8 ACOP) that all commercial buildings and offices as well as any other establishments that the public have access to must have a risk assessment and where required ongoing management and monitoring of the water course within the building to prevent legionella bacteria forming. MSL can provide:

  • The risk assessment and analysis, including a CAD drawing of the water course within the building identifying the requirements and remedial actions.
  • The remedial actions and ongoing measurement and monitoring of the system including management of the data making it easy to access and use when required.

Event Management

Managing potentially dangerous occurences at your premises such as open flame repairs, water sprinkler maintenance or lift/escalator maintenance. MSL can provide:

  • A hazard management system within occupied premises to reduce the likelihood of fires and other costly hazards.

Refurbishment Works - Case Study

In August 2008 MSL undertook a major office refurbishment necessitated by extensive water damage. Works involved flood damage clearance, internal decoration, electrical compliance and floor & ceiling rectification. On receipt of the client instructions MSL provided a complete and professional service, providing:
  • Fully comprehensive quotations of all works required.
  • Risk assessment forms, method statements, site assessment forms and a full programme of works.
  • Compliance with CDM regulations and local building controls.
MSL project managed the works throughout, as with all projects, to ensure that Health and Safety regulations were adhered to and the works programme was delivered on time and within the agreed budget.

Boarding and Glazing Services

Boarding and glazing services from MSL Property Care Services include a nationwide 24 hour emergency glazing service and a 24 hour emergency boarding service with all works carried out by experienced glaziers. In the event that there is a problem with broken or smashed glass, damaged or broken window frames, MSL Property Care Services will dispatch an engineer to site in a fast response time and repair or replace the items with the minimum of disruption to your business. Windows will be boarded up in the event that the required replacement glazing units, glass or frames have to be manufactured to the required specification. All types of glazing units can be supplied and fitted including single or double glazed units, clear safety laminated (standard thicknesses 6.4mm, 8.8mm, 10.8mm), clear security laminated (standard thicknesses 7.5mm, 9.5mm, 11.5mm), clear safety wired (6mm) and cast safety wired (7mm). MSL Property Care Services can also supply and fit laminated or toughend glass shelves and laminated safety mirrors finished to your specification. Float and laminated safety mirrors are suitable for internal or external applications including leisure facilities (swimming pools / gyms / saunas) and retail shops
