Wootten Dean is an established property consultancy led by Bryan Wootten who has over 15 years of experience of providing professional valuation and development advice to clients within the NHS environment.  

Bryan has experience across a range of commercial property types and has a particular expertise within the NHS sector. This has equipped Bryan with valuable insights into NHS property issues from different perspectives; from the strategic view of national policy relating to Primary Care Premises development matters within the Department of Health, to the issues facing local NHS organisations, practitioners and developers as they deal with the need to provide an appropriate physical environment for the delivery of NHS services from limited financial resources. We have a strong track record of resolving disputes between occupiers of multi-occupancy buildings, particularly within the Health sector where we have dealt with numerous disputes between landlords and various occupiers of Health Centres and other similar buildings. Typically such disputes relate to the apportionment of space used as part of the assessment of service charges to building occupiers. Our independence in such matters have proven useful in the resolution of these issues.

Rent reviews for GP tenants

The revised Premises Directions (which take effect from 1 April 2013) require GP tenants to settle the rent review with their landlord before the District Valuer is instructed to review the reimbursement rent due to the practice. Practices should be aware of the benefit of professional representation by a surveyor with a specialist knowledge of GP surgeries.

Bryan’s previous experience of representing Primary Care Trusts on the tenant side of rent reviews relating to GP surgeries means that he is well placed to represent practices at rent review.

Sale and Leaseback

The changing size and value of GP surgeries has meant that for some practices property ownership is seen as a burden, not least because the scale of debt required to buy into practice premises can become an obstacle to prospective partners. Because of this, many practices choose to sell their ownership of a surgery and 'lease back' the property to realise the value in the property.

Wootten Dean has a comprehensive understanding of this process and is well placed to ensure that practices receive full market value in such a transaction.
